How we handle window mastic in Foxholes

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. If you are dealing with rain getting in at the frame or under the sill and leaking joints at the ends of sills, we can help, on timber windows & doors, composite doors and patio & French doors alike.

Around Foxholes, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.

Your job is guaranteed for a year, as with all our work.

Why it’s worth doing now in Foxholes

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In an older home around Foxholes, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Why us?

  • Any old sealant cut out fully, not covered over
  • White, clear, grey or another colour, product permitting

Foxholes: your questions answered

Do you cover smaller places like Foxholes?

Yes. Foxholes is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Foxholes in your area for window mastic?

Yes. Our work covers London and the South East, and Foxholes is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.

How many windows can you do in a day?

The work takes anything from an hour or two to a full day, depending on how many frames there are. Access and how stubborn the old mastic is affect the time most.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.

Can you reach windows above the ground floor?

Usually, yes. We plan safe access before the job.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What affects the quote in Foxholes

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • The size of the job
  • Mould in or behind the old joints

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Roughly how big the job is

What we are called out for in Foxholes

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That is what backing rod is for.

Most people get in touch after spotting something like this:

  • Cracked sealant at the sill ends
  • Cracked internal joints between frame and plaster
  • White mastic on grey or black frames
  • Cracked or shrunken mastic around the frame

If you live in an older home near Church of the Holy Trinity, the joint between an old wall and a newer frame is generally the first place rain gets in.

What your quote should include

  • Whether they’re fully insured
  • How long the guarantee is
  • Is VAT in the price?
  • What happens if the job turns out different

Choosing a sealant specialist

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. For a job in Foxholes, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep paint and stain on wooden frames in good order
  • Keep paint off silicone joints
  • Use gentle cleaners on frames and sealant
  • Do not aim a pressure washer at the joints

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Windows and doors in Foxholes

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Hertford East station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Wheatcroft Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Honest limits

A few problems are outside what sealant work can do:

  • Rotten timber, which needs a joiner first
  • Faulty window hardware
  • Penetrating damp from a failed cavity tray or render
