Window mastic for Flowers Green homes and businesses

Window mastic in Flowers Green, done properly

Around Flowers Green we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on window sills, patio & French doors and composite doors, and the jobs we see most are draughts coming in around windows and doors and mastic that’s falling out in pieces.

Outdoor sealant needs dry, clean surfaces, so work on frames around Flowers Green is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ventilate rooms so frames don’t stay wet inside
  • Check the mastic once a year
  • Use gentle cleaners on frames and sealant
  • Avoid blasting the frames with a pressure washer

Keep the new mastic undisturbed while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Windows and doors in Flowers Green

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Horselunges Manor (about 3.4 miles west) are a reminder that the area around Flowers Green has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Herstmonceux Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Pevensey Bay station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Your questions about window mastic in Flowers Green

Is Flowers Green within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do window mastic in Flowers Green?

Yes, Flowers Green is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What affects the cost of window mastic

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • When we can work, for business premises
  • How much there is to do
  • Access and height

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of frames, longer for a whole house, and the area is left clean. Somewhere as small as Flowers Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints
  • Let us know about parking restrictions

Getting a quote

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.

Advice

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

When to call us in Flowers Green

Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.

These are the problems we are asked about most:

  • Cracked sealant at the sill ends
  • Mastic that is falling out in pieces
  • Rain getting in at the frame or under the sill
  • Whistling draughts around closed windows

Historic houses such as Horselunges Manor, about 3.4 miles west, show how far back building around Flowers Green goes, and older homes nearby need a sealant that suits their walls.

Landlord and commercial work in Flowers Green

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Surface by surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we will tell you before going ahead, as that is a job for a joiner.
