Five Ashes: your questions answered
Can you help a landlord with a rental near Crowborough station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.
Can you do window mastic in Five Ashes?
Yes, Five Ashes is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing.
How long does it take to reseal the windows on a house?
It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
How do I get a quote for window mastic in Five Ashes?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Can resealing stop a draught around my window?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you match the sealant to my frames?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.
Window mastic for homes and businesses in Five Ashes
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. Typical jobs include rushed sealant from a window installation and draughts coming in around windows and doors, on patio & French doors, composite doors and window sills.
Mastic can only go onto a dry, clean joint, so window work in Five Ashes is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or email us.

What we can’t put right
We’d rather tell you now than do work that will not last, so these are the limits:
- Draughts through the window seals rather than the frame
- A frame that has rotted at the joint
- Faulty window hardware
If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.
What we seal
- Window sills
- Timber windows & doors
- Aluminium frames
- uPVC windows
- Composite doors
- Patio & French doors
Do you need window mastic in Five Ashes?
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
Any of these means the joints need attention:
- Draughts coming in around windows and doors
- Mastic that has split away from the wall
- Damp patches on the reveal after heavy rain
- White mastic on grey or black frames
If you live in an older home near Church of the Good Shepherd, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What we do, step by step
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of frames, longer for a whole house. Somewhere like Five Ashes needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
- Mention any tricky access

What the job involves on each surface
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
Windows and doors in Five Ashes
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you let a flat or house near Crowborough station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as Five Ashes CofE Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What affects the cost of window mastic
You’ll get a clear quote before we start. It’s based on:
- Access and height
- Whether there’s mould to deal with
- The product the joint needs
- The old material and how stubborn it is
Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.
What to tell us for a quote
When you call or email, it’s useful to know:
- Where the job is, and your postcode
- Any previous sealing or DIY work
- Whether it’s a home or a business
- The rough size of the job
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Avoid harsh chemicals near the mastic
- Wipe condensation off the frames
- Keep jet washers away from the mastic
- Look round the frames every year or so
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
