Window mastic for Findon homes and businesses

Window mastic in Findon

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. Common call-outs are for white mastic on grey or black frames and water coming in at the bottom corners of a door, across window sills, composite doors and uPVC windows.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Findon homes and the weather

Findon is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Aberdeen’s nickname, the Granite City, comes from its stone buildings, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip.

Letting a property close to Portlethen station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Homes close to Portlethen Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Do you need window mastic in Findon?

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

Common reasons people contact us are:

  • Mastic that’s falling out in pieces
  • Whistling draughts around closed windows
  • Gaps where the sill meets the wall
  • Rain getting in at the frame or under the sill

Schools such as Portlethen Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Whether you can choose the colour
  • How hidden problems are handled
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not

Our hiring checklist

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How the visit works

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours for a handful of frames, longer for a whole house, and we tell you how long to leave it before we go. Around Findon, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

How to prepare

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Tell us about access, such as stairs, a lift or high-level joints

Findon questions

Is window mastic in a coastal place like Findon any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you work for landlords with property near Portlethen station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Are you insured?

Yes, we’re fully insured for every job we do.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Clean frames with a soft cloth and soapy water
  • Avoid harsh chemicals near the mastic
  • Ventilate rooms so frames don’t stay wet inside
  • Walk round the house once a year and look at the joints

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Where the job is, and your postcode

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Surface by surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. Neutral-cure sealant is the safe choice.

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.

What happens if it’s left?

Resealing frames is a short job: the visit takes a few hours for a handful of frames, longer for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. In a place like Findon, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
