Window mastic for homes and businesses in Fair Oak

Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you are dealing with draughts coming in around windows and doors and rain getting in at the frame or under the sill, we can help.

Somewhere as small as Fair Oak, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Your job is guaranteed for a year, as with all our work.

What the job involves on each surface

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

Window mastic in Fair Oak: local notes

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Thatcham station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as Church of St Paul, the joint between an old wall and a newer frame is normally the first place rain gets in.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

What we can’t put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Soft or decayed wood in the frame
  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Composite doors
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors

What we do, step by step

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a morning for a couple of windows and a door in most cases. Somewhere as small as Fair Oak, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in

What we’re called out for in Fair Oak

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Most people get in touch when they notice something like this:

  • Black, perished sealant on frames
  • Leaking joints at the ends of sills
  • Hard, cracked sealant around windows
  • Cold air getting in at the frame edge

If you look after a building such as Ashford Hill Primary School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • What the cure time is
  • Is the old sealant removed completely?
  • Are they insured?
  • How long the guarantee is

Choosing a sealant specialist

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Repaint timber before it’s bare
  • Do not use solvent cleaners on the joint
  • Do not paint over the silicone
  • Look round the frames every year or so

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
