Window Mastic in Erriottwood
Professional window mastic in and around Erriottwood, with every bit of old sealant taken out first and a 12-month guarantee.
- Cold air getting in at the frame edge
- Cracked internal joints between frame and plaster
- Sealant in the wrong colour for the frame
Window mastic in Erriottwood, done properly
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you have sealant in the wrong colour for the frame and gaps left after new windows were fitted, we can help.
Somewhere as small as Erriottwood, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
There’s a 12-month guarantee on every job, large or small.

Questions from Erriottwood
Do you cover Erriottwood for window mastic?
Yes, Erriottwood is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
Do you work for landlords with property near Teynham station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Are you fully insured?
Yes. We are fully insured.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can new sealant go over the old?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you match the sealant to my frames?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
How it works
We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere as small as Erriottwood, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Clear the area around the work
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
How to look after the new joints
So the new joints stay in good condition:
- Do not aim a pressure washer at the joints
- Look round the frames every year or so
- Keep timber frames painted
- Keep paint off silicone joints
Silicone can’t generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
When something else is needed
It helps to know what we can’t do too:
- A frame that has rotted at the joint
- Faulty window hardware
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.
What we seal
- Window sills
- Patio & French doors
- Timber windows & doors
- Aluminium frames
- Composite doors
- uPVC windows
Surface by surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Aluminium frames
Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
Erriottwood homes and the weather
With historic houses such as Belmont House and Gardens (about 3.4 miles south-east) nearby, there’s older building stock in the area around Erriottwood as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you look after a building such as Lynsted and Norton Primary School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Church of St Peter and St Paul, the joint between an old wall and a newer frame is generally the first place rain gets in.

What else we do in Erriottwood
When to call us in Erriottwood
Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.
Most people get in touch when they notice something like this:
- Whistling draughts around closed windows
- A bead that does not match the frame
- Rain getting in at the frame or under the sill
- Mastic that is falling out in pieces
Letting a property close to Teynham station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
