Window mastic for homes and businesses in Emberton

Homes in Emberton have every kind of window: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Typical jobs include hard, cracked sealant around windows and sealant in the wrong colour for the frame, on patio & French doors, composite doors and aluminium frames.

In a village or hamlet like Emberton, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Every job is covered by a 12-month guarantee.

FAQs for Emberton

Is Emberton in your area for window mastic?

Yes. Our work covers London and the South East, and Emberton is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we’ll send you a clear quote.

Is window mastic in Emberton guaranteed?

All our work, in Emberton and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you have sealant for grey or black windows?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Draughts through the window seals rather than the frame
  • Condensation trapped between the panes
  • Broken hinges, locks or handles

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Surfaces we seal

  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Do not use solvent cleaners on the joint
  • Look round the frames every year or so
  • Air rooms to keep condensation down around windows
  • Clear any debris from frame drain holes

Silicone cannot normally be painted, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Emberton homes and the weather

Historic houses like Turvey Abbey (about 4.1 miles north-east) are a reminder that the area around Emberton has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Emberton School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What the job involves on each surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a morning for a couple of windows and a door, including the tidy-up. Somewhere as small as Emberton, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Signs you need window mastic in Emberton

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

People usually contact us when they notice one of these:

  • White mastic on grey or black frames
  • Cracked internal joints between frame and plaster
  • Rushed sealant from a window installation
  • Gaps where the sill meets the wall

In the older streets around Church of All Saints, the joint between an old wall and a newer frame is generally the first place rain gets in.

Questions to ask before you book
