About our window mastic in Elsrickle

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on composite doors, aluminium frames and patio & French doors, and common reasons people get in touch are rain getting in at the frame or under the sill and a bead that doesn’t match the frame.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Each job carries a 12-month guarantee, large or small.

What happens if it’s left?

Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Common problems we fix in Elsrickle

Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.

Look out for any of the following:

  • Sealant in the wrong colour for the frame
  • Mastic that is falling out in pieces
  • Draughts coming in around windows and doors
  • Water coming in at the bottom corners of a door

In and around Elsrickle, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • How long to leave it before use
  • Whether VAT is included
  • What insurance they hold
  • Which colour the sealant will be

Elsrickle questions

Is Elsrickle in your area for window mastic?

Yes, Elsrickle is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee on window mastic in Elsrickle?

All our work, in Elsrickle and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you have sealant for grey or black windows?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Don’t use solvent cleaners on the joint
  • Check the mastic once a year
  • Keep paint off silicone joints
  • Ventilate rooms so frames do not stay wet inside

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours for a few frames, or a day or more for a whole house. Outdoor work around Elsrickle depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Frames and glazing around Elsrickle

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

Composite doors

An exposed front door gets wind-driven rain. We pay most attention there.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
