Windows and doors in Egypt

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Cliveden (about 3 miles west) are a reminder that the area around Egypt has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Letting a property close to Burnham station? Then renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Farnham Common Infant School, larger buildings have plenty of frames, and the mastic around each one ages.

Window mastic for homes and businesses in Egypt

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Typical jobs include cracked or shrunken mastic around the frame and rushed sealant from a window installation, on composite doors, timber windows & doors and aluminium frames.

Somewhere as small as Egypt, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

Every job comes with our 12-month guarantee, wherever you are in Slough.

Surface by surface

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the new bead is laid against the frame and the wall.

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • Which sealant suits the joint
  • The number and length of the joints

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • How we’d reach the joints
  • The address or postcode of the job

For a quote, phone 0345 464 0079 or drop us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.

How it works

At the end, we look at the finished work together. The visit itself usually takes anything from an hour or two to a full day, depending on how many frames there are, depending on the size of the job. Somewhere as small as Egypt, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Mention any tricky access
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

What we’re called out for in Egypt

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That is what backing rod is for.

Signs it’s time to call us include:

  • Mastic that has split away from the wall
  • Black, perished sealant on frames
  • Rain getting in at the frame or under the sill
  • Gaps between the frame and the inside reveal

For an older house near a landmark such as St John the Evangelist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What happens if it’s left?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Older cottages and farmhouses around Egypt can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why us?

  • Colour agreed with you before any work starts

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Honest limits

A few problems are outside what sealant work can do:

  • Draughts through the window seals rather than the frame
  • Condensation trapped between the panes
  • Damp coming through the wall itself rather than the frame joint

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
