The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes most of a day for a typical house, less for a few frames. Somewhere as small as Dry Sandford, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

How to prepare

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Advice

How we handle window mastic in Dry Sandford

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We are often asked to deal with untidy mastic left by window fitters and a bead that doesn’t match the frame, across composite doors, timber windows & doors and patio & French doors.

Mastic can only go onto a dry, clean joint, so window work in Dry Sandford is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Dry Sandford: your questions answered

Do you work for landlords with property near Radley station?

Yes, we work for landlords and agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Can you do window mastic in Dry Sandford?

Yes, Dry Sandford is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Is the new sealant paintable?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you have insurance?

Yes. We are fully insured for every job we do.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Dry Sandford homes and the weather

Historic houses like Appleton Manor (about 1.7 miles north-west) are a reminder that the area around Dry Sandford has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Radley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as Dry Sandford Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near Church of St Helen, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How we quote for window mastic

We don’t publish a price list, because jobs vary so much. What we look at:

  • Access and height
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • The product the joint needs

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Where the job is, and your postcode
  • The rough size of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, call 0345 464 0079 or drop us an email.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t use solvent cleaners on the joint
  • Clear any debris from frame drain holes
  • Wipe condensation off the frames
  • Keep jet washers away from the mastic

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In a small place like Dry Sandford, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Different surfaces, different methods

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Rotten timber, which needs a joiner first
  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.
