Landlord and commercial work in Clothall

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Window mastic in Clothall

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you have gaps left after new windows were fitted and hard, cracked sealant around windows, we can help.

Somewhere as small as Clothall, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Our work is backed for twelve months.

Do you need window mastic in Clothall?

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

The problems people generally mention when they call are:

  • Gaps left after new windows were fitted
  • Draughty joints inside around the window
  • Cold air getting in at the frame edge
  • A bead that doesn’t match the frame

For an older house near a landmark such as Church of St Mary, the joint between an old wall and a newer frame is normally the first place rain gets in.

Before booking anyone

  • Is the old sealant removed completely?
  • Whether you can choose the colour
  • What insurance they hold
  • Is VAT in the price?

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

When it is not the sealant

It helps to know what we can’t do:

  • A door that needs adjusting, rehanging or new seals
  • A failed sealed unit that has misted up
  • A sash or casement that won’t close properly

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.

What we seal

  • Aluminium frames

  • Patio & French doors

What affects the cost of window mastic

You’ll get a clear quote before we start. It’s based on:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • How easy the joints are to reach

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • The type of property
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

We quote each job on its own, so start by telling us what you need. Just ring 0345 464 0079 or drop us an email with the details, and pictures are welcome.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Clothall needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Clear items away from the joints we’re working on

Clothall questions

Is Clothall within the area you cover?

Yes. Clothall is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Baldock station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Can you seal the gap between the frame and the plaster indoors?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before any work starts.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or drop us an email.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Window mastic in Clothall: local notes

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Baldock station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Schools such as Weston Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep drainage slots and sill grooves clear
  • Keep solvents and bleach off the sealant
  • Keep jet washers away from the mastic
  • Paint up to the joint, not over it

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
