DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How we quote for window mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • Any working-time requirements on site
  • Access and height
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Roughly how big the job is
  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • A few photos by email, if you can

If you’re in Chilworth Old Village and need window mastic, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. Somewhere as small as Chilworth Old Village, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Do not use solvent cleaners on the joint
  • Clean frames with a soft cloth and soapy water
  • Look round the frames every year or so
  • Wipe condensation off the frames

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Why it’s worth doing now in Chilworth Old Village

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Where a wall is exposed, as many are in small places like Chilworth Old Village, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

What window mastic looks like in Chilworth Old Village

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like South Stoneham House (about 2.8 miles south-east) are a reminder that the area around Chilworth Old Village has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Church of St Denys include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Chandlers Ford station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Schools such as North Baddesley Junior School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Chilworth Old Village is about 2 miles south-west of Chandler's Ford, in Southampton. Chilworth Old Village: your questions answered

I let a flat near Chandlers Ford station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Is Chilworth Old Village within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Can I paint over the new sealant?

It depends on the sealant. Silicone is not paintable, but some hybrid sealants are. Mention any painting plans before any work starts.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or email us.

How do I get a quote for window mastic in Chilworth Old Village?

Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or email us with a short description of the job.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

How the job changes by surface

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.

Composite doors

A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Condensation trapped between the panes
  • A door that needs adjusting, rehanging or new seals
  • A frame that has rotted at the joint

If in doubt, phone 0345 464 0079 or email us and we will say what we think.
