When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

Window mastic in Chalksole Green, done properly

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. Common call-outs are for draughty joints inside around the window and a bead that doesn’t match the frame, across aluminium frames, uPVC windows and composite doors.

Outdoor sealant needs dry, clean surfaces, so work on frames around Chalksole Green is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

All our work is covered by a 12-month guarantee.

Signs you need window mastic in Chalksole Green

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

Signs it’s time to call us include:

  • A bead that doesn’t match the frame
  • Draughty joints inside around the window
  • Old mastic that has gone black or come away
  • Leaking joints at the ends of sills

If you live in an older home near Church of St Anthony the Martyr, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What affects the quote in Chalksole Green

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • Access and height
  • The number of rooms or windows
  • The old material and how stubborn it is

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • If someone has resealed it before
  • Pictures of the joints, sent by email

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Frames and glazing around Chalksole Green

Chalksole Green is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Acrise Place (about 3.6 miles west) nearby, there’s older building stock in the area around Chalksole Green as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

What happens if it’s left?

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. Older cottages and farmhouses around Chalksole Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Why us?

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes most of a day for a typical house, less for a few frames, and the area is left clean. Somewhere as small as Chalksole Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Don’t use solvent cleaners on the joint
  • Check the mastic once a year
  • Paint up to the joint, not over it
  • Ventilate rooms so frames do not stay wet inside

Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
