In a village or hamlet like Bull's Green, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Questions from Bull's Green
Do you cover smaller places like Bull's Green?
Yes. Bull's Green is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you cover Bull's Green for window mastic?
Yes. Our work covers London and the South East, and Bull's Green is part of that. Just phone 0345 464 0079 or email us with a few details of the job.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can new window sealant be painted?
Silicone generally won’t take paint. Let us know beforehand, and we will use a paintable product where it suits.
How do I get a quote for window mastic in Bull's Green?
It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or send us an email and let us know what needs doing and where.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Can you do the inside joint as well?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.
Do you have insurance?
Yes, we’re fully insured for domestic and commercial work.
Different surfaces, different methods
Patio & French doors
Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.
Quotes for window mastic in Bull's Green
Some jobs are bigger than they look, and some smaller. The main factors:
- How much there is to do
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
What to tell us for a quote
To make quoting easier, please include:
- Whether it’s a home or a business
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- If someone has resealed it before
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, phone 0345 464 0079 or email us.
Frames and glazing around Bull's Green
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Digswell House (about 2.6 miles south-west) are a reminder that the area around Bull's Green has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

What happens if it’s left?
Getting a straight, even bead on an outside frame takes practice, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Around Bull's Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

- Trusted Arbo and Everbuild sealants
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How to look after the new joints
Aftercare is simple:
- Air rooms to keep condensation down around windows
- Keep paint off silicone joints
- Keep solvents and bleach off the sealant
- Keep timber frames painted
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
What we are called out for in Bull's Green
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.
Common reasons people contact us are:
- Gaps between the frame and the inside reveal
- Sealant in the wrong colour for the frame
- Water coming in at the bottom corners of a door
- Whistling draughts around closed windows
Digswell House, about 2.6 miles south-west, is one of the historic houses in the wider area around Bull's Green, and older homes nearby need a sealant that suits their walls.

The process
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a few frames, or a day or more for a whole house. Somewhere like Bull's Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Keep children and pets away from the work area
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height
