Window & door mastic in Brill, Buckinghamshire

Our applicators work in Brill on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly.

  • Water coming in at the bottom corners of a door
  • Cracked sealant at the sill ends
  • Cracked internal joints between frame and plaster

Looking after it afterwards

To keep the joints looking good and working properly:

  • Walk round the house once a year and look at the joints
  • Don’t aim a pressure washer at the joints
  • Use gentle cleaners on frames and sealant
  • Make sure the drainage slots are not blocked

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Window mastic in Brill

Around Brill we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Typical jobs include cold air getting in at the frame edge and damp patches on the reveal after heavy rain, on composite doors, uPVC windows and patio & French doors.

Somewhere as small as Brill, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Big or small, you get the same 12-month guarantee in Brill and across Buckinghamshire.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What the job involves on each surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Questions from Brill

What guarantee comes with window mastic in Brill?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can you do window mastic in Brill?

Yes. Our work covers London and the South East, and Brill is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear quote.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do you work on first-floor windows?

Yes, in most cases. We plan safe access before the job, so mention the height and anything in the way.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Brill, along with the rest of our area.

Can I paint over the new sealant?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

What affects the quote in Brill

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • What’s wrong with the joints now

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and give you a clear quote.

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. Somewhere like Brill needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Signs you need window mastic in Brill

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Most people get in touch when they notice one of these:

  • Gaps between the frame and the inside reveal
  • Leaking joints at the ends of sills
  • Damp patches on the reveal after heavy rain
  • Cold air getting in at the frame edge

Schools such as Brill Church of England School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What to look for in a quote

  • Whether they’re fully insured
  • How hidden problems are handled
  • Whether they seal over old material or remove it
  • What product goes in the joint

How to choose a mastic man

Brill homes and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Boarstall Tower (about 1.9 miles west) nearby, there’s older building stock in the area around Brill as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

For an older house near a landmark such as United Reformed Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
