Window mastic near Biddenden

Why deal with it now?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Older cottages and farmhouses around Biddenden can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

About our window mastic in Biddenden

Around Biddenden we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on patio & French doors, uPVC windows and aluminium frames, and people most often call us about old mastic that has gone black or come away and rushed sealant from a window installation.

Somewhere as small as Biddenden, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

We stand behind the work with a 12-month guarantee.

Different surfaces, different methods

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that is what we find.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a couple of windows and a door. Somewhere as small as Biddenden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

When to call us in Biddenden

Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

Look out for any of the following:

  • A bead that doesn’t match the frame
  • Draughts coming in around windows and doors
  • Rain getting in at the frame or under the sill
  • Rushed sealant from a window installation

Rented homes near Headcorn station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • Which sealant they’ll use, and why
  • Whether they’re fully insured
  • When the joint can take water or movement
  • Whether they seal over old material or remove it

How to choose a mastic man

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Windows and doors in Biddenden

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near Parish Church of All Saints, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as John Mayne Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Soft or decayed wood in the frame
  • Condensation trapped between the panes
  • Damp problems in the wall away from the window

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Composite doors

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Ventilate rooms so frames don’t stay wet inside
  • Wash the frames with mild soapy water
  • Avoid harsh chemicals near the mastic
  • Walk round the house once a year and look at the joints

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
