Window mastic for homes and businesses in Bentley
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. We’re often asked to deal with rain getting in at the frame or under the sill and mastic that’s falling out in pieces, across composite doors, uPVC windows and patio & French doors.
In a village or hamlet like Bentley, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.
Our work is backed for twelve months, in Bentley and everywhere else we cover.

What window mastic looks like in Bentley
With historic houses such as Hare Hall (about 4.8 miles south-west) nearby, there’s older building stock in the area around Bentley as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you let a flat or house near Brentwood station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Becket Keys Church of England School, its window and door frames need their mastic kept sound, just like a home’s.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Repaint timber before it’s bare
- Keep paint off silicone joints
- Avoid blasting the frames with a pressure washer
- Look round the frames every year or so
Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
Do you need window mastic in Bentley?
Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.
Most people get in touch after spotting one of these:
- Black, perished sealant on frames
- A bead that doesn’t match the frame
- Gaps between the frame and the inside reveal
- Rain getting in at the frame or under the sill
If you live in an older home near Church of St Paul, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What to look for in a quote
- Whether they seal over old material or remove it
- What insurance they hold

How the job changes by surface
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Bentley: your questions answered
Will you come out to Bentley?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do window mastic in Bentley?
Yes, Bentley is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.
Is the work guaranteed?
Yes. Every job comes with our 12-month guarantee, and we’re fully insured.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you do upstairs windows?
Normally, yes. We plan safe access before the job.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.
What sealant work can’t fix
We won’t take on work that will not last, so these are the limits:
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp problems in the wall away from the window
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.
What we seal

The process
We keep the work tidy and contained to the area we’re working on. Expect the work to take a few hours for a few frames, or a day or more for a whole house, and we tell you how long to leave it before we go. Somewhere like Bentley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- Move anything stored near the joints
- Tell us about any water getting in
- Tell us about any previous sealing or DIY attempts
Ask for a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Advice
Why deal with it now?
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a small place like Bentley, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
