Window mastic in Askett, done properly
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We’re often asked to deal with untidy mastic left by window fitters and white mastic on grey or black frames, across window sills, uPVC windows and aluminium frames.
In a village or hamlet like Askett, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Quotes for window mastic in Askett
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- The product the joint needs
- Whether the work is at height
- How many rooms, windows or areas are involved
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take most of a day for a typical house, less for a few frames. Somewhere like Askett needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention any parking rules near the property
- Mention any sign-in or site rules at work premises

Advice
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured for the work.
Why act early in Askett
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Around Askett, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
Why us?
- We’re fully insured
- A 12-month guarantee on all work
- Tidy, careful work
- We agree the colour with you first
What we can’t put right
In fairness, some problems need a different trade:
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Keep timber frames painted
- Paint up to the joint, not over it
- Use gentle cleaners on frames and sealant
- Avoid blasting the frames with a pressure washer
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
Common questions in Askett
Do you work for landlords with property near Monks Risborough station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Do you cover Askett for window mastic?
Yes. We work across London and the South East, and Askett is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
How many windows can you do in a day?
Allow a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
Are you insured?
Yes. We are fully insured.
Windows and doors in Askett
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Monks Risborough station, renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Church of St Dunstan, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Common problems we fix in Askett
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
Keep an eye out for these signs:
- A bead that does not match the frame
- Damp patches on the reveal after heavy rain
- Mastic that has split away from the wall
- Gaps between the frame and the inside reveal
For site and facilities teams at buildings such as Monks Risborough CofE Primary School, its window and door frames need their mastic kept sound, just like a home’s.
What your quote should include
- How hidden problems are handled
- Which colour the sealant will be
- What the cure time is
- What guarantee comes with the work
