Window Mastic in Anvil Green
Window and door frames in Anvil Green need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

Window mastic for homes and businesses in Anvil Green
Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you are dealing with whistling draughts around closed windows and cracked internal joints between frame and plaster, we can put it right.
Mastic can only go onto a dry, clean joint, so window work in Anvil Green is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.
You’re covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

It helps to know what we cannot do too:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
- Penetrating damp from a failed cavity tray or render

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the visit works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere as small as Anvil Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Clear the area around the work
- Keep children and pets away from the work area

Advice
Questions from Anvil Green
Do you cover Anvil Green for window mastic?
Yes. Our work covers London and the South East, and Anvil Green is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.
Do you work for landlords with property near Chilham station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Can you get sealant to suit coloured frames?
Yes. We can use white, brown, anthracite grey, black or clear.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Will new mastic stop draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
What does window mastic cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
How we quote for window mastic
Jobs vary more than people expect. The main factors:
- Whether the work is at height
- The size of the job
- How many areas need sealing
- How much old sealant there is and how hard it is to remove
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The address or postcode of the job
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- Whether it has been sealed before
Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Don’t use solvent cleaners on the joint
- Clean frames with a soft cloth and soapy water
- Keep paint off silicone joints
- Avoid blasting the frames with a pressure washer
Try not to touch the new joint while it cures, following the cure time we give you. Keep jet washers away from the frames.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
How the job changes by surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
Why it’s worth doing now in Anvil Green
Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Where a wall is exposed, as many are in small places like Anvil Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Anvil Green homes and the weather
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
