Window mastic in Aimes Green, done properly

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We work on composite doors, aluminium frames and uPVC windows, and the jobs we see most are cracked internal joints between frame and plaster and old mastic that has gone black or come away.

Around Aimes Green, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Each job carries a 12-month guarantee, whatever its size.

Frames and glazing around Aimes Green

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Forty Hall (about 4.6 miles south-west) nearby, there’s older building stock in the area around Aimes Green as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. In a small place like Aimes Green, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Advice

Do you need window mastic in Aimes Green?

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.

People usually contact us after spotting something like this:

  • Gaps between the frame and the inside reveal
  • Damp patches on the reveal after heavy rain
  • White mastic on grey or black frames
  • Draughts coming in around windows and doors

Rented homes near Cheshunt station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

What your quote should include

  • What product goes in the joint
  • Who does the work, and how experienced they are
  • Are they insured?
  • What happens if the job turns out different

Choosing a sealant specialist

What affects the cost of window mastic

Jobs vary more than people expect. What affects the quote:

  • The size of the job
  • When we can work, for business premises
  • Whether the work is at height
  • The type of sealant required

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • Where the property is
  • What’s wrong with the joints now

To get a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.

Leave it or put it right?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Around Aimes Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why choose Mr Mastic in Aimes Green

  • Rated 4.9 stars on Google
  • An ARBOMaster approved applicator
  • Anti-fungal silicone where joints get wet
  • We agree the colour with you first

See our cost guide and our reviews.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Avoid blasting the frames with a pressure washer
  • Keep drainage slots and sill grooves clear
  • Wipe condensation off the frames
  • Check the mastic once a year

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before work begins. It won’t solve:

  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
