Sand mastic for sash & case windows in Westcott, Buckinghamshire
Sand mastic for Westcott and the surrounding area: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Draughty sash windows at the surround
- Mastic that needs renewing before redecorating
- Crumbling sand mastic round a window
Why deal with it now?
If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. In a small place like Westcott, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Sand mastic for homes and businesses in Westcott
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We are often asked to deal with failed mastic on an exposed elevation and window mastic to renew ahead of painting, on stone surrounds, timber door frames and sash and case windows.
Homes in small places like Westcott often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Renew mastic before redecorating the windows
- Ask us before painting near the mastic
- Look over the window mastic once a year
- Make sure water runs off the sill
Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.
An open joint round the box lets weather through. Left, the gap tends to get bigger.

Is Westcott within the area you cover?
Yes, Westcott is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can I paint the new mastic?
Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Should I use sand mastic or silicone?
We will talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
How we quote for sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The type of sealant required
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Windows and doors in Westcott
Historic houses like Waddesdon Manor (about 0.9 miles east) are a reminder that the area around Westcott has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
In the older streets around Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Westcott Church of England School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Aylesbury Vale Parkway station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
