Waterdale Sand Mastic

Problem with your window and door surrounds in Waterdale? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

  • Tired mastic found when preparing windows for paint
  • Failed mastic on an exposed elevation
  • Cracked mastic round a front door frame

Need sand mastic in Waterdale?

Leave it or put it right?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. Where a wall is exposed, as many are in small places like Waterdale, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Why Waterdale clients choose us

  • We never seal over old sealant
  • Homes, businesses and hotels
  • Approved under the ARBOMaster scheme

Sand mastic in Waterdale, done properly

We work across Waterdale renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. Common call-outs are for failed mastic on an exposed elevation and cracked mastic round a front door frame, on brick reveals, stone surrounds and period & listed homes.

Around Waterdale, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Waterdale: your questions answered

Is Waterdale within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Bricket Wood station. Can you help?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Is it possible to take out silicone and use sand mastic instead?

Often, yes. With the silicone removed and the joint cleaned we point it with sand mastic.

Can you match the sealant colour?

In most cases you can choose. We will explain which colours are available.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Waterdale, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Tenement and terrace windows

Where a building is shared, window work may involve neighbours, so check who is responsible first.

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

Looking after it afterwards

So the new joints stay in good condition:

  • Ask us before painting near the mastic
  • Have rotten timber repaired before new mastic goes in
  • Sort the mastic before the decorators arrive
  • Keep modern sealant off the mastic

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

How we quote for sand mastic

For a quick quote, just ask. What matters most is:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • Any working-time requirements on site
  • How many areas need sealing

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, phone 0345 464 0079 or drop us an email.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Frames and glazing around Waterdale

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as High Elms Manor (about 0.5 miles south-west) nearby, there’s older building stock in the area around Waterdale as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Church of All Saints include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Bricket Wood station, cracked sand mastic around sash windows lets in the draughts tenants complain about. Managing a site like Parmiter's School? Then larger buildings have plenty of frames, and the mastic around each one ages.
