Sand mastic in Twitham

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

About our sand mastic in Twitham

Across Twitham, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. We work on period & listed homes, sash and case windows and brick reveals, and common reasons people get in touch are crumbling sand mastic round a window and open joints round the window box.

Around Twitham, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
  • The address or postcode of the job

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, phone 0345 464 0079 or drop us an email.

Leave it or put it right?

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Around Twitham, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Twitham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on

Sand mastic in Twitham: local notes

Historic houses like Goodnestone Park (about 1.6 miles south) are a reminder that the area around Twitham has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around Church of St James, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Adisham station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Decisions on consent for listed homes
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Ask a joiner to look at soft timber first
  • Do not run silicone over sand mastic
  • Check with your local planning authority if your home is listed
  • Ask us before painting near the mastic

Do not touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
