Stubbings Sand Mastic
Our applicators work in Stubbings on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Mastic worn away on windows facing the weather
- Draughts and rain around sash boxes
- Cracked mastic round a front door frame
Sand mastic for homes and businesses in Stubbings
Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we will advise if you are redecorating. We work on stone surrounds, timber door frames and tenement windows, and the jobs we see most are gaps where the frame meets the masonry and mastic that needs renewing before redecorating.
In a village or hamlet like Stubbings, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.
A one-year guarantee comes with the work, just as it does everywhere we cover.

How we quote for sand mastic
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Whether the work is at height
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Where the job is, and your postcode
- What’s wrong with the joints now
- The rough size of the job
- Pictures of the joints, sent by email
We quote each job on its own, so start by telling us what you need. Simply call 0345 464 0079 or send us an email and describe the job, and photos are welcome.
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sand mastic in Stubbings: local notes
London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Harleyford Manor (about 2.2 miles north-west) are a reminder that the area around Stubbings has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
In the older streets around Church of St. James the Less, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Burchetts Green CofE Infants' School, larger buildings have plenty of frames, and the mastic around each one ages.

Stubbings: your questions answered
Do you cover smaller places like Stubbings?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Furze Platt station?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Can you match the sealant colour?
Yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.
What exactly is sand mastic?
It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and shaped to suit the surround.
Should I use sand mastic or silicone?
We’ll talk it through with you. Period homes often look best with sand mastic and newer frames suit modern sealant.
Is it possible to take out silicone and use sand mastic instead?
Often, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
How the job changes by surface
Brick reveals
Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.
Stone surrounds
Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.

How it works
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours per window, depending on the condition of the joints. Somewhere like Stubbings needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Tell us about any water getting in
- Move anything stored near the joints
- Mention if the joints have been sealed before

Advice
When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Putty and glazing repairs
- Rotten sashes, sills or window boxes (a joiner’s job)
- Masonry that needs repairing
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.
What we seal
- Brick reveals
- Period & listed homes
- Sash and case windows
- Timber door frames
- Stone surrounds
- Tenement windows
Looking after it afterwards
To keep the joints looking good and working properly:
- Go gently near the mastic when preparing windows
- Do not run silicone over sand mastic
- Look over the window mastic once a year
- Check with your local planning authority if your home is listed
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
What we are called out for in Stubbings
Shallow joints are a common cause. Mastic that’s too thin cracks and drops out so we make sure the new mastic is the right thickness.
Most people get in touch after spotting one of these:
- Tired mastic found when preparing windows for paint
- Failed mastic on an exposed elevation
- Wind and rain getting in round a sash window
- Gaps round a timber door in stone or brick
For landlords with property near Furze Platt station, any sash windows need sound mastic to keep draughts and rain out.

- What happens if the job turns out different
- What insurance they hold
- Who does the work, and how experienced they are
