Sand mastic near Steel Cross

Sand mastic for homes and businesses in Steel Cross

Across Steel Cross, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We work on tenement windows, timber door frames and stone surrounds, and the jobs we see most are weathered mastic on the most exposed windows and draughts and rain around sash boxes.

Homes in small places like Steel Cross often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Each job carries a 12-month guarantee, whatever its size.

Why act early in Steel Cross

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. Where a wall is exposed, as many are in small places like Steel Cross, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Steel Cross: your questions answered

Will you come out to Steel Cross?

Yes, Steel Cross is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Crowborough station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Can you seal over the old sealant?

No. The old sealant always comes out first.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Should I use sand mastic or silicone?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Keeping the joints in good condition

Looking after new joints is easy:

  • Sort the mastic before the decorators arrive
  • Keep modern sealant off the mastic
  • Clear gutters so water does not pour onto the windows
  • Have rotten timber repaired before new mastic goes in

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Signs you need sand mastic in Steel Cross

Most of it is simply age. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.

The problems people normally mention when they call are:

  • Mastic round period door frames that has failed
  • Gaps between timber frames and stone or brick
  • Draughty sash windows at the surround
  • Patchy fillers round a sash window

If you look after a building such as Beacon Academy, the mastic around its windows and doors needs looking after like any other building’s.

  • Sash cords, weights and draught-proofing of the sashes
  • Masonry that needs repairing

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

What sand mastic looks like in Steel Cross

With historic houses such as Groombridge Place (about 3.8 miles north) nearby, there’s older building stock in the area around Steel Cross as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near The Parish Church of All Saints, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Crowborough station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Tenement and terrace windows

Upper-floor windows need access planning. Let us know the floor and we will confirm access.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a single window, longer for several. In a small place like Steel Cross, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
