Sand mastic in Startop's End

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on timber door frames, tenement windows and period & listed homes, and people most often call us about mastic dropping out of the joint and modern sealant on a period surround.

Homes in small places like Startop's End often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Your job is guaranteed for a year, as with all our work.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Quotes for sand mastic in Startop's End

You’ll get a clear quote before we start. It’s based on:

  • Whether there’s mould to deal with
  • Which sealant suits the joint

  • The number of rooms or windows

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • If someone has resealed it before
  • How we’d reach the joints
  • A few photos by email, if you can

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Startop's End, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive

Why it’s worth doing now in Startop's End

New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new work lasts. Older cottages and farmhouses around Startop's End can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Signs you need sand mastic in Startop's End

Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint.

The most common problems we see are:

  • Mastic worn away on windows facing the weather
  • Cracked mastic round a front door frame
  • Gaps between timber frames and stone or brick
  • Window mastic to renew ahead of painting

For landlords with property near Tring station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Do not run silicone over sand mastic
  • Get any rot dealt with first
  • Check the mastic when you check the paintwork
  • Check with your local planning authority if your home is listed

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.

Startop's End homes and the weather

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Cholesbury Manor House (about 4.4 miles south) nearby, there’s older building stock in the area around Startop's End as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

In the older streets around Church of All Saints, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Marsworth Church of England Infant School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Common questions in Startop's End

Do you cover smaller places like Startop's End?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Startop's End for sand mastic?

Yes. Our work covers London and the South East, and Startop's End is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing.

Can I paint the new mastic?

It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Can you replace silicone on a period window with sand mastic?

Usually, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Startop's End, along with the rest of our area.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.
