10 questions to ask before you book

How we handle sand mastic in Sprat's Down

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. If you have gaps round a timber door in stone or brick and weathered mastic on the most exposed windows, we can help, on tenement windows, timber door frames and period & listed homes alike.

Mastic can only go onto a dry, clean joint, so window work in Sprat's Down is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

All our work comes with our 12-month guarantee.

The process

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. Somewhere as small as Sprat's Down, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep modern sealant off the mastic
  • Ask us before painting near the mastic
  • Take care around the mastic when scraping paint
  • Plan mastic work ahead of painting

Leave the new mastic unpainted, as traditional guidance advises. Ask us before any decorating around it.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. Where a wall is exposed, as many are in small places like Sprat's Down, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

  • Any working-time requirements on site
  • Any mould that needs treating
  • The amount of work
  • The product the joint needs

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Sprat's Down: your questions answered

Is Sprat's Down within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Hamble station. Can you help?

Yes. We work for letting agents and landlords as well as householders. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What’s sand mastic made of?

It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.

Frames and glazing around Sprat's Down

Sprat's Down is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around St George, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Hamble station, older sash windows in a rental need their mastic kept sound to keep the weather out.
