Signs you need sand mastic in Snoll Hatch

Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.

Look out for any of the following:

  • Open joints round the window box
  • Draughts and rain around sash boxes
  • Gaps round a timber door in stone or brick
  • Mastic worn away on windows facing the weather

For an older house near a landmark such as Church of the Holy Trinity, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Our hiring checklist

Sand mastic in Snoll Hatch

Sand mastic does not last for ever and gaps open up round the frame. We rake it out and renew it and tidies the surround. Common call-outs are for wind and rain getting in round a sash window and tired mastic found when preparing windows for paint, on sash and case windows, brick reveals and period & listed homes.

In a village or hamlet like Snoll Hatch, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Snoll Hatch homes and the weather

With historic houses such as Old Soar Manor (about 4.5 miles north-west) nearby, there’s older building stock in the area around Snoll Hatch as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Beltring station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. For site and facilities teams at buildings such as East Peckham Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What affects the quote in Snoll Hatch

Jobs vary more than people expect. The main factors:

  • Access and height

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear price before work begins.

Different surfaces, different methods

Brick reveals

Loose mastic comes out and deep gaps are packed before pointing.

Timber door frames

Sand mastic is used round timber door frames too. We renew it the same way as on windows.

How the visit works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours for a single window, longer for several in most cases. In a small place like Snoll Hatch, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

Advice

Snoll Hatch: your questions answered

Do you cover smaller places like Snoll Hatch?

Yes, Snoll Hatch is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Beltring station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

What exactly is sand mastic?

It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Is sand mastic better than silicone for my windows?

We’ll help you decide. Period homes often look best with sand mastic and newer frames suit modern sealant.

How long does sand mastic take?

Most jobs take anything from a few hours to a full day, depending on how many windows. We’ll confirm how long when we quote.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Whether work needs listed building consent
  • Sash cords, weights and draught-proofing of the sashes
  • Masonry that needs repairing

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

  • Timber door frames
  • Period & listed homes
  • Tenement windows
  • Stone surrounds
  • Sash and case windows
  • Brick reveals

How to look after the new joints

To keep the joints looking good and working properly:

  • Leave the new mastic unpainted
  • Do not run silicone over sand mastic
  • Check the mastic when you check the paintwork
  • Ask the planning authority about consent for listed or conservation-area homes

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.
