Sand mastic in Pilley Bailey: local notes
Pilley Bailey is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Beaulieu Palace House (about 4 miles north-east) are a reminder that the area around Pilley Bailey has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Homes close to Saint Nicholas Chapel include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Lymington Town station, any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as William Gilpin Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Sand mastic for homes and businesses in Pilley Bailey
We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We’re often asked to deal with failed mastic on an exposed elevation and old sand mastic that has cracked, crumbled or fallen out, across period & listed homes, tenement windows and sash and case windows.
Homes in small places like Pilley Bailey often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Leave it or put it right?
If you are redecorating, renew the mastic first. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Where a wall is exposed, as many are in small places like Pilley Bailey, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

How the visit works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a single window, longer for several. For a village or hamlet like Pilley Bailey, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
How to prepare

What affects the quote in Pilley Bailey
Some jobs are bigger than they look, and some smaller. The main factors:
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- The size of the job
- Whether there’s mould to deal with
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- The type of property
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, phone 0345 464 0079 or drop us an email.
Pilley Bailey questions
Does the coastal weather in Pilley Bailey affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Pilley Bailey?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you seal over the old sealant?
No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Is it possible to paint over sand mastic?
The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we will talk you through it.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
How long does sand mastic take?
Typically it takes a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer, and we will say how long yours will take.
Aftercare tips
A little care helps the new joints last. We recommend:
- Keep modern sealant off the mastic
- Renew mastic before redecorating the windows
- Make sure water runs off the sill
- Do not paint over the new mastic
When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.
Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.
How the job changes by surface
Tenement and terrace windows
Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.
Sash and case windows
Most of our sand mastic work is on sash windows. We renew the mastic round each box.
When something else is needed
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Decisions on consent for listed homes
- Damaged stone surrounds
- Sashes that need overhauling
If in doubt, call 0345 464 0079 or email us and we will say what we think.
Joints and surfaces we work on
- Stone surrounds
- Sash and case windows
- Tenement windows
- Brick reveals
- Timber door frames
- Period & listed homes
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
