Newney Green Sand Mastic
Problem with your window and door surrounds in Newney Green? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Mastic dropping out of the joint
- Tired mastic found when preparing windows for paint
- Mastic worn away on windows facing the weather
Sand mastic in Newney Green
We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. Typical jobs include crumbling sand mastic round a window and modern sealant on a period surround, on timber door frames, period & listed homes and tenement windows.
In a village or hamlet like Newney Green, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.
Big or small, you get the same one-year guarantee.

What sealant work can’t fix
Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant will not put right:
- Planning or listed building consent (your local planning authority decides)
- Cracked or broken glass
- Sashes that need overhauling
If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Clear gutters so water does not pour onto the windows
- Get any rot dealt with first
- Do not run silicone over sand mastic
- Ask us before painting near the mastic
Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.
Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall, so renewing it early is worth it.
When to call us in Newney Green
Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.
These are the problems we are asked about most:
- Draughty sash windows at the surround
- Old sand mastic that has cracked, crumbled or fallen out
- Failed mastic on an exposed elevation
- Mastic that needs renewing before redecorating
If you look after a building such as Hylands School, larger buildings have plenty of frames, and the mastic around each one ages.
Questions to ask before booking

FAQs for Newney Green
Do you cover smaller places like Newney Green?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Yes, Newney Green is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.
Should I check with the council before work on a listed or conservation-area home?
Your local planning authority is the one to ask. They’ll tell you if consent is needed.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
How long does sand mastic take to harden?
It forms a skin fairly soon, then hardens over a longer period. The weather and joint depth both affect it.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
Where are you based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
What affects the cost of sand mastic
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- Access and height
- The number and length of the joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How we’d reach the joints
- Whether it has been sealed before
- Roughly how big the job is
- A few pictures by email, if you can
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand.
Why it’s worth doing now in Newney Green
Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall so renewing it early protects the window. In a small place like Newney Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and give you a clear quote before work begins.

What sand mastic looks like in Newney Green
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Hylands (about 2.7 miles south-east) are a reminder that the area around Newney Green has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you let a flat or house near Chelmsford station, any sash windows need sound mastic to keep draughts and rain out. If you live in an older home near Church of St Michael and All Angels, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
