Sand mastic for homes and businesses in New Pitsligo

We work across New Pitsligo renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. Typical jobs include gaps round a timber door in stone or brick and open joints round the window box, across period & listed homes, stone surrounds and brick reveals.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What we’re called out for in New Pitsligo

Most of it is simply age. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

The problems people usually mention when they call include:

  • Modern sealant on a period surround
  • Mastic round period door frames that has failed
  • Weathered mastic on the most exposed windows
  • Wind and rain getting in round a sash window

In and around New Pitsligo, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Our hiring checklist

Leave it or put it right?

New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Around New Pitsligo, water from a failed joint in an older stone home can soak into timber and plaster.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Clear gutters so water does not pour onto the windows
  • Look over the window mastic once a year
  • Have rotten timber repaired before new mastic goes in
  • Do not run silicone over sand mastic

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

New Pitsligo homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

For an older house near a landmark such as St John's Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Planning or listed building consent (your local planning authority decides)
  • Sashes that rattle, stick or won’t open

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Questions from New Pitsligo

Is New Pitsligo within the area you cover?

Yes. New Pitsligo is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with sand mastic in New Pitsligo?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

What exactly is sand mastic?

Sand plus a binder based on linseed oil. It’s built up in the joint by hand and finished to sit neatly against the masonry.

How long does sand mastic take to harden?

It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Are you fully insured?

Yes. We are fully insured for domestic and commercial work.

Do I need permission for sand mastic on a listed building?

It’s best to ask your local planning authority first. Sand mastic is often favoured as like for like, but they decide.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for a single window, longer for several for a typical job. Outside jobs in New Pitsligo need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
