Mount Pleasant questions

I let a flat near Sway station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Mount Pleasant?

Yes. Mount Pleasant is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What do you need from me for a quote?

Tell us what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.

Is it possible to take out silicone and use sand mastic instead?

Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.

Can you match the sealant colour?

In most cases you can choose. We’ll explain which colours are available.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

How long does sand mastic take to go off?

It forms a skin fairly soon, then hardens over a longer period. Timing depends on the weather and the joint.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

How we handle sand mastic in Mount Pleasant

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We work on tenement windows, period & listed homes and stone surrounds, and people most often call us about wind and rain getting in round a sash window and weathered mastic on the most exposed windows.

In a village or hamlet like Mount Pleasant, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the quote in Mount Pleasant

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The amount of work
  • How easy the joints are to reach

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

When you contact us, it’s useful to know:

  • The type of property
  • Whether it has been sealed before
  • A few photos by email, if you can
  • Roughly how big the job is

There’s no standard price list. Instead, we give you a clear price for your job. To get started, phone 0345 464 0079 or email us.

Signs you need sand mastic in Mount Pleasant

Some old mastic was never deep enough. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.

It’s worth asking for a quote if you see:

  • Cracked mastic round a front door frame
  • Old cement repairs round a window that have failed
  • Old sand mastic that has cracked, crumbled or fallen out
  • Modern sealant on a period surround

For site and facilities teams at buildings such as Priestlands School, its window and door frames need their mastic kept sound, just like a home’s.

What to look for in a quote

  • What product goes in the joint
  • What the quote includes, VAT included or not
  • Are they insured?
  • Which colour the sealant will be

Frames and glazing around Mount Pleasant

Mount Pleasant is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Sway station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • Timber that has rotted
  • Sashes that need overhauling
  • Decisions on consent for listed homes

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Surfaces we seal

  • Stone surrounds
  • Timber door frames
  • Period & listed homes
  • Brick reveals
  • Sash and case windows
  • Tenement windows

Different surfaces, different methods

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we will confirm access.

Stone surrounds

The stone is treated with care when the old mastic comes out.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Inspect the joints round the windows every year or so
  • Find out about consent before window work on a listed home
  • Do not run silicone over sand mastic
  • Avoid heavy scraping on the mastic joint

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall, so renewing it early is worth it.

What happens on the day

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Mount Pleasant, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
