Different surfaces, different methods

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we will confirm access.

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Ask a joiner to look at soft timber first
  • Inspect the joints round the windows every year or so
  • Keep sills and gutters clear so water drains away
  • Do not run silicone over sand mastic

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

What we’re called out for in Millbridge

Rain on the window surround works into any crack and loosens it further. Exposed elevations generally fail first.

The most common problems we see are:

  • A silicone bead on a sash window that spoils the look
  • Draughts and rain around sash boxes
  • Gaps where the frame meets the masonry
  • Old cement repairs round a window that have failed

Letting a property close to Farnham station? Then any sash windows need sound mastic to keep draughts and rain out.

Sand mastic in Millbridge: local notes

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Farnham Castle (about 3.1 miles north) nearby, there’s older building stock in the area around Millbridge as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Church of St Mary the Virgin include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as St Mary's CofE Aided Infant School, the mastic around its windows and doors needs looking after like any other building’s.

Questions from Millbridge

Is Millbridge within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Farnham station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What exactly is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

How long does the job take?

That depends on how much there is to do, but most jobs take anything from a few hours to a full day, depending on how many windows. We’ll tell you when we quote.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours per window, depending on the condition of the joints, and the area is left clean. In a small place like Millbridge, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.
