About our sand mastic in Maynard's Green

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. If you have a silicone bead on a sash window that spoils the look and old sand mastic that has cracked, crumbled or fallen out, we can put it right, on period & listed homes, brick reveals and sash and case windows alike.

Around Maynard's Green, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

Every job comes with a one-year guarantee, wherever you are in East Sussex.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Damaged stone surrounds
  • Sash cords, weights and draught-proofing of the sashes
  • Timber that has rotted

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Surfaces we seal

  • Brick reveals
  • Tenement windows
  • Timber door frames
  • Stone surrounds
  • Period & listed homes
  • Sash and case windows

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Maynard's Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

  • The size of the job

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Common questions in Maynard's Green

Do you cover Maynard's Green for sand mastic?

Yes, Maynard's Green is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Will you come out to Maynard's Green?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

How long does the job take?

A typical job takes anything from a few hours to a full day, depending on how many windows, including the preparation. We’ll confirm how long when we quote.

Where do you work from?

Mr Mastic is based in Crawley. We cover Maynard's Green and the rest of East Sussex, along with the rest of our area.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

How long does sand mastic take to harden?

The surface skins quite quickly and it hardens fully over a longer time. The weather and joint depth both affect it.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Don’t run silicone over sand mastic
  • Renew mastic before redecorating the windows
  • Ask the planning authority about consent for listed or conservation-area homes
  • Have rotten timber repaired before new mastic goes in

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Sand mastic in Maynard's Green: local notes

With historic houses such as Horselunges Manor (about 4.2 miles south) nearby, there’s older building stock in the area around Maynard's Green as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Christ Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Maynards Green Community Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
