Sand mastic in Matfield

We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. If you have draughty sash windows at the surround and crumbling sand mastic round a window, we can put it right.

Around Matfield, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

Brick reveals

Loose mastic comes out and deep gaps are packed before pointing.

Windows and doors in Matfield

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Scotney Castle (about 4.5 miles south) are a reminder that the area around Matfield has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Brenchley and Matfield Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near Ebenezer Church (Matfield), the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

Signs you need sand mastic in Matfield

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Signs it’s time to call us include:

  • Window mastic to renew ahead of painting
  • Cement or filler used on old window joints that has cracked
  • Mastic worn away on windows facing the weather
  • Cracked mastic round a front door frame

If you let a flat or house near Paddock Wood station, any sash windows need sound mastic to keep draughts and rain out.

What affects the cost of sand mastic

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • Access and height
  • How many rooms, windows or areas are involved
  • The size of the job

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or drop us an email.

What we can’t put right

In fairness, some problems need a different trade:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Crumbling stone or brickwork round the window
  • Putty and glazing repairs

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

Joints and surfaces we work on

  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Brick reveals
  • Timber door frames
  • Period & listed homes

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. The work generally takes a few hours per window, depending on the condition of the joints. Somewhere as small as Matfield, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
