About our sand mastic in Marshborough

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it, so ask us before you decorate. We work on brick reveals, tenement windows and timber door frames, and people most often call us about mastic that needs renewing before redecorating and gaps round a timber door in stone or brick.

Around Marshborough, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Marshborough questions

Will you come out to Marshborough?

Yes, Marshborough is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do sand mastic in Marshborough?

Yes. We work across London and the South East, and Marshborough is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

Is consent needed for window work on a listed home?

It’s best to ask your local planning authority first. Like-for-like sand mastic is often the preferred finish, but they decide.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Can you replace silicone on a period window with sand mastic?

Normally, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Is the work guaranteed?

Our 12-month guarantee covers every job, sand mastic included.

What affects the cost of sand mastic

We do not publish a price list. The quote depends on:

  • Access and height
  • The number and length of the joints
  • Which sealant suits the joint
  • The old material and how stubborn it is

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • The rough size of the job
  • How we’d reach the joints
  • What’s wrong with the joints now

To get a quote, call 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Frames and glazing around Marshborough

Historic houses like Goodnestone Park (about 3.7 miles south-west) are a reminder that the area around Marshborough has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Sandwich Technology School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Sandwich station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours per window, depending on the condition of the joints. For a village or hamlet like Marshborough, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

Do you need sand mastic in Marshborough?

Timber swells and shrinks with the weather. That movement opens up the mastic joint over time.

Signs it’s time to call us include:

  • Silicone on a period window that looks wrong
  • Gaps between timber frames and stone or brick
  • Mastic round period door frames that has failed
  • Patchy fillers round a sash window

What the job involves on each surface

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.

Stone surrounds

The stone is treated with care when the old mastic comes out.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Have rotten timber repaired before new mastic goes in
  • Sort the mastic before the decorators arrive
  • Ask the planning authority about consent for listed or conservation-area homes
  • Take care around the mastic when scraping paint

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.
