Marden Ash Sand Mastic
Our applicators work in Marden Ash on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly.
- Open joints round the window box
- A silicone bead on a sash window that spoils the look
- Mastic that needs renewing before redecorating
Leave it or put it right?
New mastic over crumbling mastic will not hold. We remove the loose material first so the new work lasts. Older cottages and farmhouses around Marden Ash can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Sand mastic in Marden Ash
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. We are often asked to deal with a silicone bead on a sash window that spoils the look and tired mastic found when preparing windows for paint, across brick reveals, timber door frames and tenement windows.
Outdoor sealant needs dry, clean surfaces, so work on frames around Marden Ash is planned for dry weather. Let us know about access to all the frames, upstairs ones included.
Whatever the size of the job, it’s backed by our 12-month guarantee in Marden Ash and across Essex.

Aftercare tips
A little care helps the new joints last. We recommend:
- Do not run silicone over sand mastic
- Keep sills and gutters clear so water drains away
- Take care around the mastic when scraping paint
- Get any rot dealt with first
Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.
Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The process
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours per window, depending on the condition of the joints. In a small place like Marden Ash, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Advice
Marden Ash homes and the weather
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Hill Hall (about 4.2 miles west) are a reminder that the area around Marden Ash has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Managing a site like Chipping Ongar Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St James, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
