Sand mastic near Kingsgate

How we handle sand mastic in Kingsgate

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on stone surrounds, timber door frames and brick reveals, and the jobs we see most are mastic dropping out of the joint and cement or filler used on old window joints that has cracked.

Somewhere as small as Kingsgate, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

What the job involves on each surface

Timber door frames

Round a period front door, sand mastic gives the right look.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a single window, longer for several. Somewhere like Kingsgate needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints

Advice

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

What happens if it’s left?

Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad and new mastic seals them. Where a wall is exposed, as many are in small places like Kingsgate, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email and we’ll talk you through it.

FAQs for Kingsgate

Can you help a landlord with a rental near Broadstairs station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Is sand mastic in a coastal place like Kingsgate any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Is it possible to take out silicone and use sand mastic instead?

Yes, it’s a common request. All the old silicone is removed first so the mastic can sit properly.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you work in Kingsgate?

Yes, we do. Our applicators work in Kingsgate, and the service is the same as everywhere else.

Do I need permission for sand mastic on a listed building?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.

Frames and glazing around Kingsgate

Kingsgate is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you let a flat or house near Broadstairs station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Callis Grange Nursery and Infant School, its window and door frames need their mastic kept sound, just like a home’s. In the older streets around St Philip, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Take care around the mastic when scraping paint
  • Have rotten timber repaired before new mastic goes in
  • Ask the planning authority about consent for listed or conservation-area homes
  • Check the mastic when you check the paintwork

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

When something else is needed

It helps to know what we can’t do:

  • Broken panes
  • Decisions on consent for listed homes
  • Crumbling stone or brickwork round the window

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
