Sand mastic in Kettle Corner

Kettle Corner homes and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Stoneacre (about 4.7 miles east) are a reminder that the area around Kettle Corner has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you let a flat or house near East Farleigh station, cracked sand mastic around sash windows lets in the draughts tenants complain about. If you look after a building such as Barming Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Sand mastic in Kettle Corner, done properly

Across Kettle Corner, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. Typical jobs include gaps where the frame meets the masonry and modern sealant on a period surround, across stone surrounds, brick reveals and period & listed homes.

Around Kettle Corner, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

Each job carries a 12-month guarantee.

Signs you need sand mastic in Kettle Corner

Timber swells and shrinks with the weather. That movement opens up the mastic joint little by little.

The most common problems we see are:

  • Old cement repairs round a window that have failed
  • Silicone on a period window that looks wrong
  • Cracked mastic round a front door frame
  • Gaps between timber frames and stone or brick

For an older house near a landmark such as Church of St Margaret, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Before booking anyone

  • How the joint is cleaned and prepared
  • Which colour the sealant will be
  • Whether they seal over old material or remove it
  • Are they insured?

Our hiring checklist

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several, and the area is left clean. Somewhere as small as Kettle Corner, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before

You will get a clear quote before any work starts. It takes into account:

  • The size of the job
  • Whether the work is at height
  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

Surface by surface

Period and listed homes

Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Honest limits

In fairness, some problems need a different trade:

  • Putty and glazing repairs
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Crumbling stone or brickwork round the window

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

Surfaces we seal

  • Brick reveals
  • Sash and case windows
  • Timber door frames
  • Period & listed homes
  • Stone surrounds
  • Tenement windows

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Clear gutters so water does not pour onto the windows
  • Get any rot dealt with first
  • Avoid patching sand mastic with silicone
  • Find out about consent before window work on a listed home

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

Leave it or put it right?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. Older cottages and farmhouses around Kettle Corner can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Questions from Kettle Corner

I let a flat near East Farleigh station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Is Kettle Corner within the area you cover?

Yes, Kettle Corner is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

Should I check with the council before work on a listed or conservation-area home?

Speak to your local planning authority before work starts. Sand mastic is often favoured as like for like, but they decide.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Which is right for my windows, sand mastic or modern sealant?

That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames usually get a flexible sealant.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
