Howlett End: your questions answered

Will you come out to Howlett End?

Yes. Howlett End is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Newport (Essex) station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you offer different sealant colours?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can old silicone round a sash window be swapped for sand mastic?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Don’t run silicone over sand mastic
  • Do not paint over the new mastic
  • Sort the mastic before the decorators arrive
  • Get any rot dealt with first

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Honest limits

A few problems are outside what sealant work can do:

  • Timber that has rotted
  • Masonry that needs repairing
  • Sashes that need overhauling

If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.

What we seal

  • Stone surrounds
  • Sash and case windows
  • Timber door frames
  • Tenement windows
  • Period & listed homes

When to call us in Howlett End

Timber swells and shrinks with the weather. The movement cracks the mastic over time.

Signs it’s time to call us include:

  • Mastic round period door frames that has failed
  • Gaps where the frame meets the masonry
  • A silicone bead on a sash window that spoils the look
  • Old cement repairs round a window that have failed

For site and facilities teams at buildings such as Wimbish Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Before booking anyone

  • How the colour is chosen
  • What insurance they hold

10 questions to ask before you book

Howlett End homes and the weather

With historic houses such as Horham Hall (about 3.2 miles south) nearby, there’s older building stock in the area around Howlett End as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St Paul's Mission Room, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Newport (Essex) station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

The process

The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours for a single window, longer for several, and we explain the cure time before we leave. For a village or hamlet like Howlett End, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

You will get a clear quote before any work starts. It takes into account:

  • The number of rooms or windows

  • The product the joint needs

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • The rough size of the job
  • Any previous sealing or DIY work
  • The type of property
  • A few photos by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
