Sand mastic for sash & case windows in Holm, Na h-Eileanan Siar
Our applicators work in Holm on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Gaps round a timber door in stone or brick
- Old cement repairs round a window that have failed
- Mastic that needs renewing before redecorating
The process
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. Outside jobs in Holm need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.

Advice
Sand mastic for homes and businesses in Holm
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. Typical jobs include patchy fillers round a sash window and silicone on a period window that looks wrong, on brick reveals, sash and case windows and stone surrounds.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Big or small, you get the same one-year guarantee.

Sand mastic in Holm: local notes
Holm is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.
Whether the job is in Holm itself or nearby, the right material for each joint matters as much as a neat finish.

Your questions about sand mastic in Holm
Is Holm within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Is sand mastic in a coastal place like Holm any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Is sand mastic better than silicone for my windows?
It depends on the window. Period windows in stone or brick usually suit sand mastic and newer frames usually get a flexible sealant.
How to look after the new joints
To keep the joints looking good and working properly:
- Take care around the mastic when scraping paint
- Don’t paint over the new mastic
- Make sure water runs off the sill
- Inspect the joints round the windows every year or so
Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.
Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.
Why deal with it now?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
How the job changes by surface
Timber door frames
Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.
When to call us in Holm
Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
Any of these means the joints need attention:
- Mastic round period door frames that has failed
- Draughty sash windows at the surround
- Silicone on a period window that looks wrong
- Mastic worn away on windows facing the weather
Around Holm, as everywhere, sand mastic is only as good as the preparation behind it.
