Need sand mastic in Highcliffe?

How we handle sand mastic in Highcliffe

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes, where modern sealant can look out of place. If you have open joints round the window box and old sand mastic that has cracked, crumbled or fallen out, we can help.

Houses in smaller places like Highcliffe can stand more in the open than those in a built-up town. The mastic around frames on those walls tends to age faster.

A one-year guarantee comes as standard, so you’re covered after we have gone.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Parking around Highcliffe is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

What happens if it’s left?

Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In an older home around Highcliffe, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Highcliffe: your questions answered

Is Highcliffe in your area for sand mastic?

Yes, Highcliffe is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Is Highcliffe within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

How long does the job take?

Typically it takes a few hours per window, depending on the condition of the joints. Bigger jobs take longer.

Can old silicone round a sash window be swapped for sand mastic?

In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Frames and glazing around Highcliffe

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Winchester station? Then any sash windows need sound mastic to keep draughts and rain out. Managing a site like All Saints Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s. Homes close to All Saints include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Ask a joiner to look at soft timber first
  • Look over the window mastic once a year
  • Do not paint over the new mastic
  • Avoid heavy scraping on the mastic joint

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

What affects the cost of sand mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Whether there’s mould to deal with

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email

For a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
