Sand mastic in High Garrett, done properly
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant, and we’ll talk through which suits your home. If you’re dealing with cracked mastic round a front door frame and old sand mastic that has cracked, crumbled or fallen out, we can put it right, on period & listed homes, stone surrounds and tenement windows alike.
Around High Garrett, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

Frames and glazing around High Garrett
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Schools such as Bocking Church Street Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Braintree station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Looking after it afterwards
A little care helps the new joints last. We recommend:
- Avoid patching sand mastic with silicone
- Find out about consent before window work on a listed home
- Avoid heavy scraping on the mastic joint
- Plan mastic work ahead of painting
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.
Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

How it works
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a single window, longer for several. In a small place like High Garrett, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
How to prepare
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
