Sand mastic in Hassell Street

Hassell Street: your questions answered

Do you cover Hassell Street for sand mastic?

Yes. We work across London and the South East, and Hassell Street is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Do you cover smaller places like Hassell Street?

Yes. Hassell Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

How long does sand mastic take?

A typical job takes a few hours per window, depending on the condition of the joints, including preparation and clearing up. We’ll confirm how long when we quote.

Sand mastic for homes and businesses in Hassell Street

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes, where modern sealant can look out of place. We work on tenement windows, brick reveals and stone surrounds, and people most often call us about gaps round a timber door in stone or brick and silicone on a period window that looks wrong.

Mastic can only go onto a dry, clean joint, so window work in Hassell Street is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

All of our work is guaranteed for twelve months, in Hassell Street and everywhere else we cover.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

How we quote for sand mastic

Your quote is based on your job. We look at:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • The address or postcode of the job
  • Photos by email, if that’s easy
  • The rough size of the job
  • Any access issues, like height or stairs

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, call 0345 464 0079 or email us.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check the mastic when you check the paintwork
  • Take care around the mastic when scraping paint
  • Sort the mastic before the decorators arrive
  • Keep modern sealant off the mastic

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Signs you need sand mastic in Hassell Street

Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty sash windows at the surround
  • Mastic dropping out of the joint
  • Gaps between timber frames and stone or brick
  • Silicone on a period window that looks wrong

For site and facilities teams at buildings such as Wye School, larger buildings have plenty of frames, and the mastic around each one ages.

Before booking anyone

  • What product goes in the joint
  • How long the guarantee is
  • Whether all the old sealant comes out first
  • Is VAT in the price?

When it isn’t the sealant

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Decisions on consent for listed homes
  • Crumbling stone or brickwork round the window
  • Rotten sashes, sills or window boxes (a joiner’s job)

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Stone surrounds
  • Sash and case windows
  • Brick reveals
  • Timber door frames
  • Tenement windows
  • Period & listed homes

How the visit works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for a single window, longer for several. Somewhere as small as Hassell Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children
