Sand mastic in Greensted, done properly

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. Typical jobs include old sand mastic that has cracked, crumbled or fallen out and mastic worn away on windows facing the weather, on stone surrounds, timber door frames and tenement windows.

Outdoor sealant needs dry, clean surfaces, so work on frames around Greensted is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

All our work comes with a one-year guarantee, wherever you are in Essex.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Aftercare tips

To keep the joints looking good and working properly:

  • Keep modern sealant off the mastic
  • Look over the window mastic once a year
  • Make sure water runs off the sill
  • Have rotten timber repaired before new mastic goes in

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

Different surfaces, different methods

Brick reveals

Loose mastic comes out and deep gaps are packed before pointing.

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Masonry that needs repairing
  • Decayed frames that need repair
  • Cracked or broken glass

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. In a small place like Greensted, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access

Common questions in Greensted

What guarantee comes with sand mastic in Greensted?

All our work, in Greensted and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Greensted in your area for sand mastic?

Yes. We work across London and the South East, and Greensted is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Is it possible to paint over sand mastic?

Traditional guidance is not to paint over sand mastic. If you’re redecorating the window, ask us first and we will advise.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Greensted and the rest of Essex, along with the rest of our area.

Should I check with the council before work on a listed or conservation-area home?

Checking first is sensible. Your local planning authority can say if consent is needed for work on a listed home or in a conservation area.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

How we quote for sand mastic

The price is agreed before any work begins. It’s based on:

  • The number and length of the joints
  • Any mould that needs treating
  • The number of rooms or windows
  • How easy the joints are to reach

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • A few pictures by email, if you can
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.

Sand mastic in Greensted: local notes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Hill Hall (about 3.8 miles south-west) nearby, there’s older building stock in the area around Greensted as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you live in an older home near Greensted Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What we are called out for in Greensted

Age is the main cause. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

It’s worth asking for a quote if you see:

  • Failed mastic on an exposed elevation
  • Draughts and rain around sash boxes
  • Cracked mastic round a front door frame
  • Silicone on a period window that looks wrong

Schools such as Chipping Ongar Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
