Common questions in Epping Upland

Can you do sand mastic in Epping Upland?

Yes, Epping Upland is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear quote.

I let a flat near Harlow Town station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you replace silicone on a period window with sand mastic?

Often, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

About our sand mastic in Epping Upland

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. We work on period & listed homes, tenement windows and timber door frames, and people most often call us about mastic dropping out of the joint and mastic that needs renewing before redecorating.

Homes in small places like Epping Upland often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Windows and doors in Epping Upland

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Hill Hall (about 4.2 miles south-east) are a reminder that the area around Epping Upland has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For landlords with property near Harlow Town station, cracked sand mastic around sash windows lets in the draughts tenants complain about. Homes close to Church of All Saints include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Epping Upland CofE Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Epping Upland is about 3 miles south of Harlow, in Essex. From the centre of Epping Upland to the outskirts, sand mastic is available for homes and businesses alike. Epping Upland is one of 644 towns and villages in Essex we cover. London is on our list too, about 17 miles from Epping Upland.

How we quote for sand mastic

There’s no set price list. What we look at:

  • How easy the joints are to reach
  • The number and length of the joints
  • The product the joint needs
  • When we can work, for business premises

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear price before we start.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • The problem you’ve noticed

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How it works

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job generally takes a few hours for a single window, longer for several, and we explain the cure time before we leave. In a small place like Epping Upland, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in
  • Clear the area around the work

Related advice

Leave it or put it right?

Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall, so dealing with it now protects both. Where a wall is exposed, as many are in small places like Epping Upland, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Avoid heavy scraping on the mastic joint
  • Clear gutters so water does not pour onto the windows
  • Renew mastic before redecorating the windows
  • Get any rot dealt with first

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Planning or listed building consent (your local planning authority decides)
  • Cracked or broken glass
  • Sashes that need overhauling

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.
