Need sand mastic in Emery Down?

Emery Down: your questions answered

Can you do sand mastic in Emery Down?

Yes. We work across London and the South East, and Emery Down is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.

Do you work for landlords with property near Ashurst New Forest station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Should I use sand mastic or silicone?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

Can I paint the new mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

About our sand mastic in Emery Down

A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. If you’re dealing with gaps between timber frames and stone or brick and mastic round period door frames that has failed, we can put it right.

Around Emery Down, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Timber door frames

Sand mastic is used round timber door frames too. We renew it the same way as on windows.

Period and listed homes

Materials matter on listed and conservation-area homes. Like-for-like sand mastic is generally favoured.

  • Sashes that need overhauling
  • Broken panes

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Frames and glazing around Emery Down

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Christ Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as St Michael and All Angels CofE Infant School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Ashurst New Forest station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

What affects the cost of sand mastic

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Access and height
  • The old material and how stubborn it is

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

Asking for a quote

When you contact us, these details help:

  • A few photos by email, if you can
  • Roughly how big the job is
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

Need a quote? Please ring 0345 464 0079 or send us an email and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.

Leave it or put it right?

New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Where a wall is exposed, as many are in small places like Emery Down, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

How the visit works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere as small as Emery Down, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any tricky access
  • Mention if the joints have been sealed before
