Sand mastic for sash & case windows in Claygate, Kent
Sand mastic across Claygate and nearby, with every bit of old sealant taken out first.
- Failed mastic on an exposed elevation
- Crumbling sand mastic round a window
- Tired mastic found when preparing windows for paint
How we handle sand mastic in Claygate
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We are often asked to deal with modern sealant on a period surround and open joints round the window box, on sash and case windows, period & listed homes and tenement windows.
Mastic can only go onto a dry, clean joint, so window work in Claygate is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

Common problems we fix in Claygate
Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint, and they normally need raking out.
People generally contact us when they notice something like this:
- Mastic dropping out of the joint
- Open joints round the window box
- Draughts and rain around sash boxes
- Tired mastic found when preparing windows for paint
Rented homes near Marden station change hands often, and any sash windows need sound mastic to keep draughts and rain out.
Questions to ask before booking
- Which sealant they’ll use, and why
- What happens if the job turns out different
- How the colour is chosen
- How much experience the applicator has
Why it’s worth doing now in Claygate
New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Older cottages and farmhouses around Claygate can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What happens on the day
The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job normally takes a few hours per window, depending on the condition of the joints. For a village or hamlet like Claygate, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.

What we can’t put right
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Crumbling stone or brickwork round the window
- Sashes that need overhauling
- Planning or listed building consent (your local planning authority decides)
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
What we seal
- Stone surrounds
- Tenement windows
- Brick reveals
- Sash and case windows
- Period & listed homes
- Timber door frames
What sand mastic looks like in Claygate
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of St Margaret, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Ask a joiner to look at soft timber first
- Don’t paint over the new mastic
- Inspect the joints round the windows every year or so
- Avoid patching sand mastic with silicone
Avoid painting over the new mastic, as traditional guidance advises. Ask us before any decorating around it.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can sand mastic be painted?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we will talk you through it.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
