Childerditch Sand Mastic
Problem with your window and door surrounds in Childerditch? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Gaps between timber frames and stone or brick
- Old sand mastic that has cracked, crumbled or fallen out
- Draughty sash windows at the surround
About our sand mastic in Childerditch
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. Typical jobs include cracked mastic round a front door frame and silicone on a period window that looks wrong, on timber door frames, brick reveals and sash and case windows.
Homes in small places like Childerditch often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
All of our work is guaranteed for twelve months.

The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a single window, longer for several. Somewhere as small as Childerditch, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Preparing for the visit
- Clear the area around the work
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks

Childerditch homes and the weather
Historic houses like Hare Hall (about 4.8 miles west) are a reminder that the area around Childerditch has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
In the older streets around All Saints and St Faith, the joint between an old wall and a newer frame is usually the first place rain gets in. If you let a flat or house near West Horndon station, cracked sand mastic around sash windows lets in the draughts tenants complain about. For site and facilities teams at buildings such as Woodlands School Great Warley, the mastic around its windows and doors needs looking after like any other building’s.

Leave it or put it right?
New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Where a wall is exposed, as many are in small places like Childerditch, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Combining jobs into one visit is generally more efficient than separate visits. We’ll give you a clear quote for the lot.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
What the job involves on each surface
Sash and case windows
On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.
Stone surrounds
Sand mastic sits naturally against stone. It finishes to look like part of the surround.
Questions from Childerditch
Do you cover smaller places like Childerditch?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do sand mastic in Childerditch?
Yes. Our work covers London and the South East, and Childerditch is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.
Should I use sand mastic or silicone?
We’ll help you decide. Sand mastic suits many period homes and newer frames suit modern sealant.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Childerditch.
Can you replace silicone on a period window with sand mastic?
Yes. We remove the silicone and clean the joint before the sand mastic goes in.
Do I need permission for sand mastic on a listed building?
Your local planning authority is the one to ask. They decide whether consent is needed.

What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- Damaged stone surrounds
- Broken panes
- Planning or listed building consent (your local planning authority decides)
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before you book.
What we seal
- Brick reveals
- Stone surrounds
- Timber door frames
- Sash and case windows
- Period & listed homes
- Tenement windows
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Leave the new mastic unpainted
- Get any rot dealt with first
- Plan mastic work ahead of painting
- Take care around the mastic when scraping paint
Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.
Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.
