Sand mastic for Bucknell homes and businesses

Leave it or put it right?

Filling over old, loose mastic doesn’t last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Where a wall is exposed, as many are in small places like Bucknell, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Why us?

  • We never seal over old sealant

Sand mastic in Bucknell, done properly

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. Renewing it closes the gap and tidies the surround. Common call-outs are for gaps round a timber door in stone or brick and tired mastic found when preparing windows for paint, across tenement windows, timber door frames and brick reveals.

Outdoor sealant needs dry, clean surfaces, so work on frames around Bucknell is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

You get a one-year guarantee, the same in Bucknell as everywhere else we work.

What we cannot put right

In fairness, some problems need a different trade:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Damaged stone surrounds
  • Broken panes

If in doubt, phone 0345 464 0079 or email us and we will say what we think.

How it works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per window, depending on the condition of the joints. Somewhere like Bucknell needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Advice

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

When to call us in Bucknell

Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

Look out for any of the following:

  • Draughts and rain around sash boxes
  • Modern sealant on a period surround
  • Old sand mastic that has cracked, crumbled or fallen out
  • Open joints round the window box

If you look after a building such as Gagle Brook Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Before booking anyone

  • Who does the work, and how experienced they are
  • How the colour is chosen
  • How long to leave it before use
  • What happens if they find a problem under the old sealant

Aftercare tips

A little care helps the new joints last. Our advice:

  • Check the mastic when you check the paintwork
  • Ask us before painting near the mastic
  • Clear gutters so water doesn’t pour onto the windows
  • Keep modern sealant off the mastic

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

What sand mastic looks like in Bucknell

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Bicester North station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. For an older house near a landmark such as Church of St Peter, the joint between an old wall and a newer frame is generally the first place rain gets in.

FAQs for Bucknell

I let a flat near Bicester North station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Bucknell?

Yes. Bucknell is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Should I use sand mastic or silicone?

It depends on the window. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

How long does sand mastic take to go off?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.
